Having your HVAC unit maintained will improve its efficiency. An efficient HVAC unit will keep the inside temperature maintained without having to run constantly. A unit that runs all the time will cause damage to the unit and will also cause higher energy bills.

To maintain the unit, you need to hire a professional HVAC contractor. One of the first things the contractor will do is to look for any leaks in the duct work. If they find any leaks the contractor will seal them, so no air is lost. They will check the duct work in the crawlspace, attic or basement. The contractor will use foil tape or duct sealant to close the leaks. Once the leaks are repaired they will likely insulate the duct work to prevent the duct work from becoming too cold or too hot.

The HVAC contractor will then inspect the outside unit. For example, they will check the fan to ensure the blades are not bent, the condenser, the evaporator coil, the wiring, and more. The contractor will clean inside the system, if needed. They will also check the refrigerant levels.

To remove this mold the contractor may have to disassemble the coil to get all of it out. They will then repair the problem with the coil.

The contractor may also find mold inside the duct work if this duct work has not been cleaned in some time. If this is true as warm air from the HVAC unit passes through the duct work it will pick up smells from the mold, as well as mold spores. This can be dangerous as these spores will spread inside your home causing you to breathe them in. You should only let a professional clean the duct work for you to ensure all the mold is removed.
